What is a CP12 certificate?
A CP12 is the official name for a gas safety certificate. It's issued by a Gas Safe registered engineer after a full inspection of all gas appliances, pipework and flues in your property. The CP12 confirms that everything is safe and working correctly.
Do landlords legally need one?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have a valid gas safety certificate for every rental property. It must be renewed every 12 months and a copy must be provided to your tenant within 28 days of the inspection.
What happens if I don't have one?
Failure to hold a valid CP12 can result in fines of up to £6,000 and in serious cases, imprisonment. Your landlord insurance may also be invalidated without one.
